A philosophy: not landscaping, but living nature
ZAYA''s signature is well established. At Al Barari already, the promise was nature-first: not a neighbourhood with a few trees, but a park into which villas have been inserted. Lunaya pushes that logic one step further. Across the entire site, less than 30% of the land is built. The remaining 65% is live green space, not ornamental flower beds.
Concretely, this changes daily life. Villa facades do not face other facades, but parks, planted paths or lagoons. Visual density is low, the feeling of openness is constant. For a Dubai community, this is a rare choice.
564 villas: why low density matters
The project totals 564 villas, spread across the four Bloom, Rise, Dune, Sol typologies. On a site that could host several thousand at standard density, this is a deliberate choice. Low density means less internal traffic, less pressure on amenities, more privacy. It is also a scarcity factor that supports resale value.
Villas are arranged in intimate enclaves rather than continuous grids. This organisation creates identifiable micro-neighbourhoods within the master plan, closer to a European village than an American subdivision.
900,000 sqft of swimmable lagoons
The core of the master plan is water. Eleven lagoons labeled A to K, of varying sizes, total around 900,000 sqft (about 83,600 sqm) of swimmable water surface. They are not decorative ponds: swimming is intended, equipped and operational.
The lagoons serve three functions. One, daily swimming for residents without a private pool (Bloom and Rise). Two, event support for dining pop-ups and the outdoor lagoon cinema. Three, visual and climate signature: water locally modifies temperature and perceived humidity.
4.5 km of running and cycling trail
A continuous 4.5 km trail runs through the master plan, dedicated to running and cycling. It is the core wellness infrastructure: long enough for serious training, integrated into the parks, separated from car traffic.
On top of that trail, the site includes a yoga lawn, a skate park, tennis, basketball and padel courts (2 courts), a pilates studio, an advanced gymnasium and a REFIVE-branded biohacking suite. Wellness coverage is complete, from high-intensity sport to recovery protocols.
70% walkable: what it means
70% of the surface is designed for walking, pools and gardens. This means most internal movement at Lunaya happens on foot or by bike, not by car. It is a model close to what the best European masterplans practice, transposed to Dubai.
For families with children, this is a first-order argument: kids can reach the internal school, amenities and friends without relying on car drop-off. For adult residents, it is a daily quality of life with no direct equivalent among comparable Dubai communities.
Amenities: structured community life
The master plan integrates a full amenities layer: indoor kids club, dog park, amphitheatre, community centre, playgrounds. On F&B, the FIVE Holdings operators are present: Ronin (Japanese, Michelin 2025), Cinque (Italian, Michelin 2025), patisserie, gourmet pubs, lagoon dining pop-ups, plus a community supermarket and retail spaces.
The goal is autonomy: a Lunaya resident can, on a normal day, have a Michelin lunch, train, swim in a lagoon, do groceries and host friends without leaving the perimeter.
What an investor should remember
